Commercial Spray Foam Insulation

Commercial buildings fail at the envelope in ways a house never does: acres of metal roof deck condensing in a chinook, a warehouse that can't hold temperature, a retrofit that has to happen around a tenant who's still trading. Spray foam suits these problems because it seals large, irregular assemblies fast and adds performance without tearing the building apart.

What we cover

This hub feeds a set of building-type pages, because a cold-storage box and an open-plan office want different specs:

  • Warehouses & distribution - big-volume air-sealing where every degree of leak is a running cost.
  • Metal & steel buildings - closed-cell on the underside of the deck stops the condensation that drips, rusts and stains.
  • Cold storage - continuous insulation with a built-in vapour control layer.
  • Multi-family & office/retail - envelope upgrades and demising-wall performance with minimal tenant disruption.
  • Retrofits - bringing an aging commercial envelope up to current expectations without a full rebuild.

Why closed-cell leads on the commercial side

Most commercial assemblies point to closed-cell: it's structural, moisture-resistant, and delivers R-6 to R-7 per inch, so it hits a target R in less depth - valuable when deck-to-deck clearance is tight. On a metal building its vapour behaviour is the actual selling point, because the failure you're preventing is water, not just heat loss.

Specified and compliant

Commercial work lives or dies on documentation: CAN/ULC-S705 material and installation standards, the manufacturer's data sheet governing thickness and coverage, and the code-required thermal barrier in occupied space. We connect you with installers who can spec to a drawing and supply the paperwork a GC or building official will ask for.
